Kolte-Patil Developers Ltd (KPDL) has reported its highest-ever half-yearly property pre-sales of ₹1,636 crore for the first half of FY27, registering a 27% increase compared with the corresponding period last year. The Pune-based real estate developer also recorded its strongest-ever quarterly sales, with pre-sales rising 52% year-on-year to ₹1,019 crore in the September quarter.

The performance was supported by a strong launch in Pune, higher collections and an expanding redevelopment portfolio in Mumbai. The company also reported half-yearly total income of ₹1,288 crore and EBITDA of ₹223 crore, representing an EBITDA margin of 17%. Its expansion into Mumbai redevelopment projects is becoming an increasingly important part of its growth strategy.

Kolte-Patil Records Highest-Ever Half-Yearly Sales

Kolte-Patil’s pre-sales reached ₹1,636 crore during April-September 2026, compared with ₹1,286 crore in the same period of the previous financial year.

The September quarter contributed ₹1,019 crore, up 52% from ₹670 crore in Q2 FY26. This was the company’s highest-ever quarterly pre-sales performance.

The results indicate sustained demand across its residential development portfolio, particularly following the launch of new projects in Pune.

The company’s operational performance can be summarised below:

MetricH1 FY27Year-on-year growth
Pre-sales₹1,636 crore27%
Collections₹1,509 crore32%
Average realisation₹8,368 per sq. ft.10%
EBITDA₹223 crore—

Total income₹1,288 crore—

The figures show that the company improved both sales bookings and cash collections during the first half of FY27.

Vyana at The Reserve Generates ₹616 Crore in Pre-Sales

One of the biggest contributors to the September quarter’s performance was the launch of Vyana at The Reserve in Vadgaon, Pune.

Kolte-Patil launched approximately 1 million square feet of development at the project during Q2 FY27. It generated pre-sales of ₹616 crore, making it the strongest launch performance in the company’s history.

The project demonstrates the importance of new launches in driving real estate developers’ sales growth. Successful launches can generate substantial bookings within a relatively short period, although actual revenue recognition generally depends on construction progress and applicable accounting rules.

The company’s existing portfolio also contributed to its performance, particularly its Life Republic developments.

Collections Rise 32% to ₹1,509 Crore

Alongside higher bookings, Kolte-Patil reported strong collections from customers.

Collections increased 32% year-on-year to ₹1,509 crore in H1 FY27, compared with ₹1,146 crore in the corresponding period last year.

For Q2 FY27, collections reached ₹795 crore, representing a 33% increase from ₹596 crore in Q2 FY26.

Collections are an important indicator for property developers because they reflect money received from customers against booked properties. Strong collections can support construction expenditure, reduce dependence on external borrowing and improve working capital management.

The company’s average sales realisation also increased 10% to ₹8,368 per square foot during H1 FY27. Kolte-Patil attributed the improvement to strategic price revisions across projects and a higher contribution from Mumbai developments.

Revenue Recognition and Profitability Improve

Kolte-Patil reported total income of ₹1,288 crore in H1 FY27, its highest-ever half-yearly figure. Total income in the September quarter stood at approximately ₹352 crore.

The company’s EBITDA reached ₹223 crore during the first half, translating into a margin of 17%.

The performance was supported partly by revenue recognition following the completion of approximately 1.63 million square feet across projects in Pune and Mumbai. A higher contribution from Life Republic developments also supported profitability.

The company separately reported consolidated net profit after tax of ₹152.36 crore for H1 FY27, compared with a net loss of ₹28.02 crore in H1 FY26.

For Q2 FY27, consolidated net profit stood at ₹5.70 crore, against a loss of ₹11.14 crore in the corresponding quarter last year.

These figures highlight an important distinction in real estate accounting: pre-sales represent the value of property bookings, collections represent customer payments received, and reported revenue depends on when the company meets the applicable revenue-recognition requirements.

Six Mumbai Redevelopment Projects Add ₹6,000 Crore in GDV

Kolte-Patil is also expanding its presence in the Mumbai Metropolitan Region through redevelopment opportunities.

During the September quarter, the company added six redevelopment projects across the MMR, with an estimated combined gross development value (GDV) of ₹6,000 crore.

GDV represents the estimated total value of sales that could be generated from a development. It should not be confused with the developer’s revenue, profit or immediate cash inflow.

Redevelopment has become an important business model in Mumbai because of the availability of ageing residential buildings and the demand for modern housing in established urban locations.

Under this model, developers work with housing societies to replace existing buildings with new residential developments. Depending on the project structure, developers may provide replacement homes to existing residents and sell additional inventory in the market.

Kolte-Patil has been pursuing this strategy in Mumbai since entering the market in 2013. The addition of six projects represents its largest annual business development addition in the region to date, according to the company.

The new projects could provide a pipeline for future development and sales, although their contribution will depend on approvals, project execution and market demand.

Blackstone Partnership Supports the Company’s Expansion Strategy

Kolte-Patil operates primarily across Pune, Mumbai and Bengaluru, with residential projects spanning mid-premium, premium and luxury segments.

In FY26, the company entered into a strategic partnership with global investment firm Blackstone, which acquired a 40% stake through a transaction involving a preferential share allotment and a secondary purchase from existing promoters.

The partnership represents an important development in the company’s ownership and capital structure.

Institutional investment can provide developers with additional financial flexibility and support expansion, although the precise impact on individual projects depends on the terms of the investment and subsequent capital allocation.

Kolte-Patil has also been strengthening its management team and organisational capabilities as it prepares for its next phase of growth.

The Bigger Picture

Kolte-Patil’s H1 FY27 performance reflects the opportunities available to established residential developers with a presence in multiple urban markets. Record pre-sales, higher collections and the successful launch of Vyana at The Reserve demonstrate the importance of project execution and product positioning in a competitive housing market.

Its Mumbai redevelopment expansion could become another source of future growth. The addition of projects with ₹6,000 crore in estimated GDV provides a substantial development pipeline, but the value will be realised over time as projects secure approvals, progress through construction and generate customer bookings.

The company’s results also come with a broader market consideration. Its CEO has acknowledged near-term demand softness in the Pune residential market. This makes the ability to maintain sales momentum across different cities particularly important.

Looking Ahead

Kolte-Patil’s performance in the second half of FY27 will depend on its ability to sustain sales across existing projects, execute new launches and convert customer bookings into collections. The company has highlighted its launch pipeline and visibility on project completions as factors supporting its outlook. The progress of its six new Mumbai redevelopment projects will also be important for evaluating its longer-term growth potential.

For investors and the real estate industry, the key indicators to monitor will include quarterly pre-sales, collections, average realisation, project completions and profitability. While the record H1 performance provides a strong starting point for FY27, the company’s ability to maintain disciplined execution and generate sustainable returns will determine how much of its expanded development pipeline translates into financial growth.
