Awfis Space Solutions shares surged 13.15% to ₹272.90 on November 4, 2026, after the flexible workspace provider reported strong financial results for the second quarter of FY27. The company recorded a 92.8% year-on-year increase in consolidated net profit to ₹30.8 crore, compared with ₹15.97 crore in the corresponding quarter last year. Revenue from operations increased 19.6% to ₹438.7 crore from ₹366.9 crore, supported by strong demand for managed workspaces, higher occupancy and growing enterprise business.
The company’s performance was supported by its coworking business, which recorded 31% revenue growth, and continued demand from large enterprises and global capability centres (GCCs). Awfis added six new centres during the quarter, taking its network to 254 centres with approximately 1.74 lakh seats across 18 cities. Despite the strong quarterly results, foreign institutional investors (FIIs) and mutual funds reduced their shareholdings during the September 2026 quarter.
Awfis Q2 FY27 Results: Profit Rises 93%
Awfis Space Solutions reported a substantial improvement in profitability during the July-September quarter of FY27.
Consolidated net profit increased to ₹30.8 crore from ₹15.97 crore in Q2 FY26, representing growth of approximately 92.8%.
Revenue from operations climbed 19.6% to ₹438.7 crore, compared with ₹366.9 crore in the year-ago quarter.
The company’s total income, including other income, increased 18.1% to ₹464.29 crore from ₹392.97 crore.
The results indicate that Awfis is benefiting from increasing demand for flexible office spaces while improving the profitability of its operations.
Awfis Q2 FY27 Financial Results
| Financial metric | Q2 FY27 | Q2 FY26 | YoY growth |
|---|---|---|---|
| Revenue from operations | ₹438.7 crore | ₹366.9 crore | 19.6% |
| Total income | ₹464.29 crore | ₹392.97 crore | 18.1% |
| Net profit (PAT) | ₹30.80 crore | ₹15.97 crore | 92.8% |
| Reported EBITDA | ₹174 crore | ₹133 crore | 31% |
| Cash EBITDA | ₹49 crore | ₹34 crore | 45% |
| Cash EBITDA margin | 10.8% | 9.4% | +1.4 percentage points |
Figures are consolidated. EBITDA and cash EBITDA are reported using the company’s respective financial definitions.
The difference between revenue from operations and total income is important. Total income includes other income, while revenue from operations represents income generated through the company’s business activities.
Coworking Business Revenue Grows 31%
Awfis’s coworking and allied services business was the biggest contributor to its quarterly growth.
Revenue from this segment increased 31% year-on-year to ₹376 crore in Q2 FY27.
The company also reported revenue of ₹75 crore from its Transform business, which provides construction, interior fit-out and related solutions. This represented an 8% increase compared with the previous year.
| Business segment | Q2 FY27 revenue | YoY growth |
|---|---|---|
| Coworking and allied services | ₹376 crore | 31% |
| Transform business | ₹75 crore | 8% |
| Total revenue from operations | ₹438.7 crore | 19.6% |
The growth in coworking revenue reflects continued demand from large corporations, multinational companies and businesses seeking flexible office arrangements.
Awfis is also focusing on premium workspace offerings, which allow it to generate higher revenue from newly contracted seats.
Awfis Adds Six Centres, Expands to 254 Locations
Awfis continued expanding its workspace network during the September quarter.
The company added six new centres, taking its total portfolio to 254 centres across 18 cities.
Its network now offers approximately 1.74 lakh seats and serves more than 3,700 companies.
The company reported overall portfolio occupancy of 76.2%, while centres operational for more than 12 months recorded occupancy of 84.1%.
| Operational metric | Q2 FY27 |
|---|---|
| Total centres | 254 |
| Cities covered | 18 |
| Total seats | Approximately 1.74 lakh |
| Total corporate clients | More than 3,700 |
| Overall portfolio occupancy | 76.2% |
| Occupancy at mature centres | 84.1% |
| Seats sold in H1 FY27 | More than 25,000 |
The difference between overall occupancy and mature-centre occupancy suggests that established locations are operating at higher utilisation levels than the company’s entire portfolio.
This is relevant because newly opened centres generally require time to attract customers and reach stable occupancy.
Enterprise Demand and GCC Business Support Growth
Large enterprises and global capability centres are becoming increasingly important customers for Awfis.
The company serves more than 105 GCC clients, which contribute approximately 24% of its rental revenue.
GCCs are offshore business units established by multinational companies to manage functions such as technology, finance, research, analytics and customer operations.
These businesses often require large office spaces, multiple locations and customised workplace arrangements, creating opportunities for flexible workspace providers.
Awfis reported that its partial Managed Office model had approximately 50% enterprise pre-commitment. This means a portion of the office capacity is committed by enterprise customers before the space becomes fully operational.
The company also secured a mandate from a Fortune 500 company for a global capability centre in Chennai covering more than 1,000 full-time employees.
The first phase of this project is scheduled to begin in Q4 FY27.
Such large contracts can improve revenue visibility and help workspace operators plan capacity more efficiently.
Premium Workspaces Help Awfis Improve Pricing
Awfis is also focusing on premiumisation by expanding its presence in Grade A and A+ commercial properties.
The company said all new supply added during the quarter was in Grade A and A+ properties located in strategically selected markets.
It also reported that incremental seats were being contracted at approximately 35% higher pricing compared with its flagship products.
Higher pricing can improve revenue per seat, although profitability ultimately depends on occupancy, rental costs, fit-out expenditure and operating expenses.
Awfis is also expanding its Managed Aggregation model, under which landlords fund the fit-out capital expenditure for workspace centres.
Approximately 57% of its centres operate under this model.
This approach can reduce the amount of upfront capital Awfis needs to invest when expanding its network, making it an important part of its asset-light growth strategy.
H1 FY27 Performance: Profit More Than Doubles
Awfis also reported strong financial performance during the first half of FY27.
Consolidated net profit increased to ₹54.76 crore from ₹25.95 crore in H1 FY26, representing growth of approximately 111%.
Total income rose 22.4% to ₹913.16 crore from ₹746.01 crore.
The coworking business remained the primary growth contributor, with revenue increasing 34% to ₹740 crore.
| Financial metric | H1 FY27 | H1 FY26 | YoY growth |
|---|---|---|---|
| Total income | ₹913.16 crore | ₹746.01 crore | 22.4% |
| Net profit | ₹54.76 crore | ₹25.95 crore | 111% |
| Coworking revenue | ₹740 crore | ₹552 crore | 34% |
| Transform business revenue | ₹149 crore | ₹128 crore | 16% |
| Reported EBITDA | ₹336 crore | ₹258 crore | 30% |
| Cash EBITDA | ₹93 crore | ₹66 crore | 40% |
The first-half performance indicates that Awfis has maintained growth across its major business segments while improving profitability.
Awfis Targets ₹190–200 Crore Cash EBITDA in FY27
Following its performance during the first half, Awfis is targeting cash EBITDA of ₹190–200 crore for the full financial year FY27.
Cash EBITDA is a measure of operating earnings that the company uses to assess its cash-generating performance.
Management plans to focus on improving occupancy, strengthening customer renewals and expanding through capital-efficient workspace models.
The company also maintained a relatively conservative reported debt position, with a net debt-to-equity ratio of -0.1 and a gross debt ratio of 0.1.
However, the company has additional execution priorities. Its proposed transfer of the Design & Build business to its wholly owned subsidiary, Awfis Transform Private Limited, has been deferred beyond the earlier expected December 2026 timeline. Management has not finalised a revised completion date and expects to address the procedural and operational requirements over the next 12 months.
Awfis Shares Rally 13% After Results
Awfis Space Solutions shares jumped 13.15% to ₹272.90 on November 4 following the announcement of its Q2 FY27 financial performance.
The market reaction followed the company’s near-doubling of quarterly profit and continued growth in revenue and operating earnings.
However, the stock’s longer-term performance has been considerably weaker. According to the reported market data, its 52-week high stood at ₹639.40, while the shares had declined significantly over the preceding year.
Shareholding data also showed that institutional investors reduced their exposure during the September quarter.
| Investor category | June 2026 holding | September 2026 holding |
|---|---|---|
| Foreign institutional investors | 26.92% | 25.37% |
| Mutual funds | 35.40% | 32.82% |
The reduction in institutional ownership is an important development to monitor alongside the company’s improving financial performance.
A single-day share-price rally does not necessarily indicate a sustained change in the stock’s longer-term performance.
The Bigger Picture
Awfis’s latest results highlight the growing opportunity in India’s flexible workspace industry. Companies increasingly want office solutions that offer flexibility, shorter commitments and the ability to expand or reduce their workplace requirements according to business needs. Demand from multinational corporations and GCCs is creating opportunities for organised workspace providers.
The company’s growth also demonstrates the importance of occupancy, premium pricing and capital-efficient expansion. While revenue growth is encouraging, maintaining high occupancy across newly opened centres and controlling rental and operating costs will remain important for profitability. The shift towards managed aggregation could help Awfis expand without taking on the full cost of developing every location.
Looking Ahead
Awfis will focus on increasing occupancy across its 254-centre network, expanding premium workspace offerings and securing additional enterprise and GCC contracts. Its target of ₹190–200 crore in cash EBITDA for FY27 will be an important measure of whether the company can sustain its improving operating performance.
The next few quarters will also show whether the strong demand from large enterprises translates into consistent revenue growth and better utilisation of newly added capacity. Although the Q2 results have attracted buying interest in the stock, investors will continue watching institutional shareholding, cash generation, expansion costs and the company’s ability to meet its full-year targets.
