Shapoorji Pallonji Real Estate (SPRE), the real estate arm of the Shapoorji Pallonji Group, plans to monetise more than 3,000 acres of land across Maharashtra through a series of plotted development projects over the next three to four years. The company expects these developments to generate cumulative revenue of more than ₹10,000 crore, creating a significant new revenue stream from its existing landbank. The land parcels are spread across the Mumbai Metropolitan Region (MMR), Pune and Nagpur.

The largest project under this strategy is a proposed 900-acre plotted township in Khopoli, along the Mumbai-Pune corridor. The development has an estimated gross development value (GDV) of more than ₹6,000 crore and will focus on wellness facilities, sports, adventure activities and second-home buyers. Its first phase will cover 200 acres and is expected to contribute approximately ₹1,800 crore to the project’s revenue potential. The company has already secured the land and key approvals for this initial phase.

Shapoorji Pallonji Targets ₹10,000 Crore Through Land Monetisation

SPRE intends to unlock the value of its Maharashtra landbank by converting large land parcels into plotted residential developments.

Under this model, developers divide land into smaller plots, develop infrastructure and sell individual plots to buyers. Customers can then construct independent homes according to applicable regulations.

For developers, plotted development offers an alternative to conventional apartment construction. It allows companies to monetise land in phases without having to construct entire residential buildings before generating sales.

Venkatesh Gopalakrishnan, Director of the Group Promoter’s Office and Managing Director of Shapoorji Pallonji Real Estate, said the company wants to build a sizeable plotted development portfolio using its existing land holdings.

The company expects these developments to generate more than ₹10,000 crore in revenue over the next three to four years. The projects will be launched progressively, with their scale and timing determined by location and market potential.

900-Acre Khopoli Township Is the Biggest Project

The proposed 900-acre township in Khopoli is the centrepiece of Shapoorji Pallonji’s land monetisation strategy.

Located along the Mumbai-Pune corridor, the land parcel is surrounded by hills and water bodies. The company plans to position the development as a wellness-focused destination, targeting buyers interested in second homes and lifestyle-oriented residential properties.

The township will be developed in multiple phases. Wellness-related facilities will form its core offering, while sports and adventure components are planned for subsequent stages.

The project has an estimated gross development value exceeding ₹6,000 crore. SPRE has invested approximately ₹1,500 crore in the development, including the land cost, and has secured the entire land parcel.

First phase covers 200 acres

The initial phase will cover 200 acres and has an estimated revenue potential of approximately ₹1,800 crore.

The company has finalised the master plan for the entire 900-acre development and secured the key approvals required for the first phase. It expects the initial phase to be fully developed within 30 months.

Landbank Spans Mumbai, Pune and Nagpur

Beyond Khopoli, Shapoorji Pallonji plans to monetise land parcels across three major Maharashtra markets.

Mumbai Metropolitan Region: The MMR is one of India’s largest property markets, offering opportunities across residential and peripheral development locations.

Pune: The city has an expanding residential market, while its outskirts offer opportunities for plotted developments and second-home projects.

Nagpur: The city provides another potential market for residential development as its urban infrastructure and real estate sector expand.

The company has not disclosed a detailed breakdown of the 3,000-acre landbank by city or the expected revenue contribution from each location.

Instead, it plans to bring individual parcels into development over the next three to four years, depending on their location and commercial potential.

Shapoorji Pallonji Expands Its Plotted Development Portfolio

The Khopoli township follows the company’s recent entry into plotted development through a project covering more than 100 acres on the outskirts of Pune.

That development marked SPRE’s expansion into a segment that has attracted increasing interest from organised real estate companies.

Traditionally, large developers have focused on apartments, commercial buildings and integrated townships. Plotted developments provide another business model by allowing companies to sell individual land parcels rather than constructing residential buildings across an entire property.

For Shapoorji Pallonji, this creates an additional revenue stream alongside its existing residential and commercial real estate portfolio.

The company can also develop land in stages, allowing it to align project launches with demand and the availability of infrastructure.

Why Plotted Developments Are Attracting Real Estate Companies

Plotted developments are gaining attention in India’s property market, particularly in locations outside major urban centres.

Several factors are supporting interest in this segment.

Demand for independent homes: Some buyers prefer purchasing land and constructing their own houses instead of buying apartments in residential complexes.

Second-home opportunities: Locations with hills, water bodies and natural surroundings can attract buyers looking for weekend homes and wellness-focused lifestyles.

Phased development: Developers can bring projects to market in stages instead of committing all their capital to a large construction project at once.

Land monetisation: Companies holding substantial land parcels can unlock value through planned development and plot sales.

However, the success of these projects depends on factors such as infrastructure, road connectivity, regulatory approvals, local demand and the delivery of promised amenities.

What the ₹10,000 Crore Plan Means for Shapoorji Pallonji

The strategy provides SPRE with an opportunity to generate revenue from land holdings accumulated across Maharashtra.

Instead of keeping large parcels undeveloped, the company intends to convert them into saleable residential plots through multiple projects.

The approach could help diversify its development portfolio and reach buyers interested in independent homes and second-home properties.

However, the projected ₹10,000 crore should not be interpreted as immediate cash generation or profit. It is a cumulative revenue target spread across several years. Actual financial performance will depend on project launches, plot sales, customer collections and development costs.

The Khopoli project will be particularly important because of its scale and its estimated development value of more than ₹6,000 crore.

The Bigger Picture

Shapoorji Pallonji’s plan reflects a broader shift in India’s real estate industry, where developers are exploring different ways to unlock the value of their land holdings. Plotted developments offer an alternative to conventional residential construction, especially in peripheral markets where buyers may prefer larger properties and independent homes.

The strategy also highlights the importance of phased development. By bringing land parcels into the market gradually, developers can align investment and project launches with local demand. For SPRE, the Khopoli township will be an important test of whether this model can generate substantial revenue while supporting its wider real estate business.

Looking Ahead

Over the next three to four years, Shapoorji Pallonji Real Estate plans to progressively monetise more than 3,000 acres across Maharashtra. The 900-acre Khopoli township will be a major component of this strategy, with its first 200-acre phase expected to be developed within 30 months. The company also plans to evaluate and develop other land parcels according to their location and market potential.

The key factor to watch will be how quickly SPRE converts its landbank into actual plot sales and customer collections. Although the company has identified more than ₹10,000 crore in revenue potential, achieving that target will depend on execution, buyer demand and the performance of Maharashtra’s property market.
